How to read a US office lease before you sign
US leases hide the real cost in a few key clauses. Read them before you fall in love with the space.
Clauses that matter
Check the rent structure (gross vs net — see who pays taxes, insurance and maintenance), annual escalations, the term and any break or renewal options, the TI allowance and free-rent period, and how operating expenses and CAM charges are calculated and capped. Confirm what happens at expiry — restoration obligations can be costly. When in doubt, have a broker or attorney review before signing.
